The Adriatic at your feet

A private holiday villa for eight in an olive grove 175 metres above Primošten, with an infinity pool and a view of the islands.

At Olea · by the olive tree

A house among the olive trees

Atolea joins two words, At Olea, by the olive tree. The house stands on an old vineyard estate above Primošten, on dry-stone terraces called vlačice, where around a hundred olive trees grow today.

Our family has tended olives and vines in this area for generations. Here we bought the land and built a house that follows the hillside and opens every room to the sea.

Heritage

Land shaped by hand

Every terrace here was built stone by stone, to win a little soil from the karst.

Long before the house, this hillside was a vineyard. The people of Primošten cleared the stone by hand and stacked it into dry-stone walls, creating vlačice: small level terraces where vines could grow in the thin, rocky soil.

The Primošten area became known far beyond Dalmatia for its native Babić grape, grown on exactly these terraces. Over time olives replaced some of the vines, and the shaped landscape remained.

Today around a hundred olive trees grow on the estate. We look after them the way our family has looked after its groves for generations, and we built Atolea to keep the character of this land, not to change it.

The view

From Vis to Dugi otok

Primošten lies just below. On the horizon the islands line up one after another: Vis, Biševo, Svetac, Jabuka, Žirje, Kaprije and Dugi otok. Every room faces the sea, and the evenings end with the sun setting into it.

The overflow pool runs out towards the horizon. Around it is a large terrace with loungers and a summer kitchen with a wood-fired komin for long lunches and dinners outside.

Bedrooms

Four bedrooms, each with its own bathroom

The quiet east wing holds four double bedrooms, each with an en-suite bathroom and air conditioning, opening onto a private garden. A fifth bathroom sits next to the living area.

Architecture

A house that follows the hill

Atolea is a single-storey house with a rounded, organic plan and a flat roof. It follows the natural slope and sits low in the landscape, so the olive grove and the horizon stay in charge.

The walls are clad in local stone, the same stone that built the terraces around it. Along the south edge the roof cantilevers out, shaped so that it shades the rooms as little as possible while keeping the sea view open.

Inside, the house has three parts: the living area with fireplace and kitchen to the west, the summer kitchen with komin under a roof span of more than ten metres in the centre, and the four bedrooms to the east.
